Sealing as a supporting measure
“Someone suggested just sealing the cracks and seeing what happens.”
Sealing joints, cracks, and penetrations reduces the paths through which soil gas enters and, more importantly, stops a depressurization system pulling conditioned indoor air instead of soil gas.
On its own, published guidance does not present sealing as a reliable way to reduce levels. Buildings have more paths than anyone can find, and slabs move.
Why this matters
What it changes about the decision in front of you.
- A system that leaks indoor air through an unsealed joint is working against itself, so sealing improves the system efficiency.
- Sealing addresses visible paths, and the paths that matter are frequently not visible.
What it could influence
Where the effect is likely to show, and in which direction where that is knowable.
- Sealing work supports whatever system is installed and may reduce the fan capacity needed.
- Sealant shrinks and cracks as a slab moves, so it is maintenance rather than a permanent fix.
What this does not settle
What still stands. Noticing a problem is not the same as losing the evidence.
- Sealing is genuinely worth doing as part of a system, and this is not a reason to skip it.
- It does not establish that levels will fall, and no proposal should present it as though it would.
- A sealed crack does not mean the path is closed permanently.

- Whether sealing is presented as supporting a system or as the remedy itself, which is the question that matters.
- What will be sealed, with what material, and what is expected of it.
- What measurement is planned to establish whether anything changed.

- Visible cracks, the floor-to-wall joint, and open penetrations around pipes.
- Whether the sump has a sealed lid.
- Whether prior sealing has cracked or lifted.
