Crawl-space membrane systems

Is putting plastic down enough on its own?

A sealed membrane reduces the direct exchange between soil and crawl-space air. Combined with a fan drawing from beneath it, it becomes a depressurization system.

The distinction matters because the two are frequently discussed as though they were the same job, and they achieve different amounts.

Why this matters

What it changes about the decision in front of you.

  • A membrane alone is a barrier, and barriers reduce rather than reverse the pressure relationship driving entry.
  • With suction beneath it, the membrane provides the sealed surface that makes depressurization possible where there is no slab.

What it could influence

Where the effect is likely to show, and in which direction where that is knowable.

  • How well a membrane-only approach performs depends heavily on how complete the seal is, and complete sealing in a crawl space is difficult.
  • The connection between crawl space and the house above determines how much a crawl-space improvement changes readings upstairs.

What this does not settle

What still stands. Noticing a problem is not the same as losing the evidence.

  • Membrane work is not wasted where suction is later added — it is usually the substrate for it.
  • A membrane does not establish that levels above have changed; that requires measurement.
  • It does not follow that membrane-only is inadequate in every case, which depends on the building and the measurement.

  • Whether the proposal includes suction beneath the membrane or is sealing only, and why.
  • How the membrane will be terminated at walls, piers, and penetrations.
  • What measurement is planned afterwards to establish whether it achieved anything.

  • Whether an existing membrane runs up the walls or stops at the floor.
  • How many piers and obstructions the space contains.
  • Whether the crawl-space vents are open, closed, or have been sealed over.
