What radon mitigation actually costs

These are planning ranges drawn from how typical system scopes price in this region — not offers, and not caps. Your written quotes are the real data.

The six factors that actually move your price
- Foundation zones. Every distinct soil-contact area (basement slab, crawl space, slab addition) may need its own treatment. This is the biggest lever.
- Sub-slab conditions. Clean gravel under the slab lets one point do a lot of work; compacted fill may demand more points or a higher-capacity fan.
- Routing. A short run to an exterior wall is cheap; threading pipe invisibly through a finished basement, closets, and the attic costs hours.
- Fan choice and placement. Fan models vary in power and price; placement (attic vs. exterior) changes labor and aesthetics.
- Crawl-space membranes. Sealing exposed soil under a durable membrane is real material and labor, priced by area and prep.
- Structure age. Older foundations (stone, brick, early block) shift the job from template to design — and pricing follows.
What a complete quote includes
- Number and location of suction points, with the routing path described
- Fan make/model and where it mounts
- Sealing scope (visible cracks, sump lid, crawl membrane where applicable)
- Manometer (system indicator) installation
- Electrical work — who performs it and whether it’s included
- Post-mitigation verification test, and who conducts it
- Warranty terms for both workmanship and the fan
- The contractor’s IEMA-OHS license number
Ongoing costs, honestly
The fan runs continuously. Typical radon fans draw roughly what a light bulb to a small appliance draws, so most owners see a modest addition to the electric bill — commonly estimated in the range of a few dollars a month, varying with fan model and rates. Fans are wear items: they commonly last many years, and replacement is a routine service call. Budget reality, not fine print.
Red flags worth walking away from
- A price with no system design attached — you’re buying a pipe, not a plan.
- No license number offered, or irritation when you ask to verify it.
- “Sealing-only” fixes sold as complete mitigation.
- No post-mitigation test in the scope, or resistance to including one.
- Pressure tactics tied to health fear rather than measured results.
Common questions
Why do two licensed contractors quote the same house differently?
Because design is judgment. One bidder may plan a sealed-sump approach where another cores the slab; one may price a preventive second suction point where another would add it only if the retest demands. Differences of a few hundred dollars usually reflect design choices and warranty depth — make each bidder explain theirs, and you learn more about your house in ten minutes than any price list can teach.
Is the cheapest quote a trap?
Not inherently — sometimes a house is genuinely simple and the low bidder priced it honestly. The test is completeness: if the cheap quote includes the same suction-point plan, fan quality, sealing scope, verification test, and warranty as the others, cheap is just efficient. If it omits the retest or the crawl space, the discount is the missing work.
Does insurance, a grant, or a program cover any of this?
Homeowners insurance generally treats radon mitigation as a home improvement rather than a covered loss, and no broad Illinois subsidy program exists for typical single-family mitigation. Where money moves, it moves inside the transaction — seller credits and negotiated repairs — which is why a written quote during your inspection window is worth so much.
Can I install a system myself to save money?
Illinois requires professionals who perform mitigation services for others to be licensed, and even for your own home, DIY radon work is a poor value: the design judgment (where to pull, how much fan, what to seal) is the product, and a mispositioned system can run for years while accomplishing little. The verification test keeps everyone honest — including the system.
