Beyond campus, Savoy and southwest Champaign carry conventional 1990s-forward poured basements, Mahomet and St. Joseph newer suburban stock, and Rantoul a distinct inventory from its air-base era.
Does new construction change the answer?
Newer construction in Savoy and Mahomet is straightforward to mitigate — accessible sumps, poured walls, sometimes a passive stack — but it is not exempt from elevated results. The flat till plain underlies the new subdivisions exactly as it underlies the century housing in Urbana. What changes with age is the cost and complexity of the repair, not the likelihood that a repair is warranted.
When to test in Champaign-Urbana
Closed-house conditions from December through March give the most conservative readings. The academic calendar is the real scheduling constraint in this market: testing an occupied student rental mid-semester rarely produces defensible closed-building conditions, while the late-summer turnover window is close to ideal for both testing and installation. For a purchase, start testing on day one of the inspection period — everything downstream depends on that number.

Illinois has also moved toward greater radon transparency for tenants in recent years, so maintaining written test records is simply the defensible position for any rental owner — and testing is inexpensive relative to the exposure question it settles.
Does the flat prairie terrain mean uniform radon levels?
No. Level farmland above says nothing about the permeability and uranium content of the soil directly beneath a given foundation, nor about how a particular house handles air pressure. Adjacent homes on identical lots regularly produce very different results.
The lower level was converted into a separate apartment. Does that change the system?
Usually. Converted lower levels bring added plumbing penetrations, sometimes a second slab pour at a different elevation, and often a separate air zone from the floors above. That can mean substantially more sealing, occasionally a second suction point, and a verification test placed in the converted unit rather than upstairs. A bid priced like a single-family basement with no sealing line is quoting a smaller job than the one your building needs.
Should I test every unit in a converted house?
On a converted property, generally yes. Separate lower-level units frequently sit on different slab conditions and in different air zones than the floors above, so a single detector upstairs does not describe the unit with the most soil contact. Place one in each occupied level and keep the results labelled by unit.
Is it worth mitigating a rental before listing it?
A completed system with a written verification number removes an inspection issue from a future negotiation and gives you a document to hand a buyer. Whether it returns its cost depends on your price point and timeline, which is your call. What is not a judgment call is documentation — an undocumented, unverified system helps nobody, so if you install, get the post-mitigation number in writing.
