Each stage says how long after the triggering event it happens, whose move it is, what to do if it does not happen, and — the part that actually took experience to learn — where people fall out of the sequence.
Pick the thing that just happened
- After a radon test
“The test is done, or the device is in the post, and nobody has told me what happens now.”
Result in three days to two weeks, then a validity check, then either a retest or proposals — and the validity check is the step people skip.
- After mitigation
“The crew has left. There is a pipe and a fan and a gauge, and I do not know what I am supposed to do with any of it.”
Walkthrough on the day, confirmation test within about a month, paperwork filed, then a gauge you glance at and a measurement every couple of years.
- After buying a home
“We closed. Radon either came up during the sale or it did not, and I want to know where I actually stand.”
Test in the first month while the house is empty or newly occupied, establish a baseline for anything you inherited, then fold it into the ownership routine.
- After selling a home
“We closed and radon was part of the negotiation. Is that finished, or does something come back to me?”
Documentation obligations mostly end at closing; keep the file anyway, expect the possibility of a buyer retest, and know that a credit and completed work leave you in different positions.
- After replacing a fan
“The fan was replaced. Do I need to test again, and what am I supposed to check?”
Record the new gauge reading the same day, retest within about a month, file the new warranty, and set the next check so a second silent failure cannot happen.
- After a failed inspection
“The inspection came back elevated and we are inside a contingency window. What happens over the next two weeks?”
Validity and days-remaining in the first 48 hours, a written request inside the contingency, resolution in the following days, then an amendment that has to be specific enough to close on.
