Radon test kits: when one is enough, and when it is not

A home test kit is a genuinely good way to find out whether your house has a radon problem, and a genuinely bad way to settle an argument during a property sale. The difference is not the kit — it is who ran it and whether the conditions can be shown. Here is which situation you are in, and the six things that quietly make a result unusable.

Six things that make a kit result unusable

None of these is exotic. Every one is common enough that it is worth reading before the kit is opened rather than after the number arrives.

  1. Closed-building conditions were not held. A short-term test assumes windows and external doors stay shut apart from normal entry and exit, generally for 12 hours before and throughout. A house aired out mid-test reads lower than it lives, and the number describes the ventilation rather than the house.
  2. The device sat on the wrong floor. EPA’s guidance is the lowest lived-in level. A kit on the ground floor of a house whose family room is in the basement is measuring a room nobody occupies, and will usually under-report what the household actually breathes.
  3. It was placed against an exterior wall, in a draught, or in a wet room. Kitchens, bathrooms and laundries have their own air movement and humidity. Placement close to a window, an external door, a vent or a fan puts the detector in the exception rather than in the room.
  4. It was moved, or the dates were not recorded. A kit with no start and end time cannot be defended later, and a device that moved mid-run produces one number from two locations. In a transaction this is the argument that actually happens.
  5. It was posted late. Charcoal-based kits keep absorbing after the exposure window and are analysed against an assumed timeline. A kit that sits in a car for a week is measuring something other than the stated period.
  6. One short test was treated as the final answer. Radon moves with season, weather and how the house is run. A single short measurement is one sample under one set of conditions, which is enough to decide whether to look further and rarely enough to settle a number on its own.

Is a DIY radon test kit accurate?

Run under the right conditions, a kit gives a usable answer to the question a homeowner is actually asking. Most bad kit results are not bad kits — they are open windows, a device on the wrong floor, or a delay before posting. The conditions are the accuracy.

Will a home inspector do the radon test?

Not automatically — radon is generally not bundled into a standard home inspection and has to be requested separately. In states that license radon measurement, a measurement performed for compensation must be carried out by a licensed measurement professional, which is a different credential from the inspection itself.

Can I use my own kit result in a home sale?

You can disclose it, and if you know it you generally must. Whether the other side accepts it as the basis for a negotiation is a different question, and in practice a self-run kit is easier to dispute than a professional measurement with logged hourly data. Sellers who expect a challenge usually go professional the first time rather than the second.

How long does a short-term test run?

Short-term devices commonly run from two to seven days depending on the device, under closed-building conditions. Follow the instructions that came with the kit rather than a general rule — the analysis assumes the exposure window the manufacturer specified.

Do I need to retest after mitigation?

EPA advises a post-mitigation test to confirm the system actually reduced the level rather than relying on the installation alone. A quote that does not name who performs that test, and when, is quoting an installation rather than a result.
