What drives radon mitigation cost
Radon mitigation pricing looks arbitrary until you know what the contractor is pricing. Then it becomes fairly predictable — seven variables account for almost the entire spread between a low bid and a high one on the same street.
Understanding them lets you read a quote instead of just reacting to it.
One: how many soil-contact zones the house has
This is the largest single driver. A house with one basement slab is one zone. A house with a basement, a crawlspace under a family room addition, and a slab-on-grade sunroom is three, and each may need its own suction and sealing.
Zones do not always require separate fans — sometimes they can be tied together if the areas communicate and one fan can pull across all of them — but that is a diagnostic conclusion, not an assumption. A quote that does not state how many zones it covers is incomplete.
Two: what the sub-slab material will actually pass
Clean aggregate or a drain-tile loop lets suction spread a long way from one point. Native soil, tight fill, stony material, or shallow bedrock does not, and the remedy is either an excavated pit beneath the point to create a plenum or an additional suction point entirely.
This is what a pressure-field diagnostic determines, and it is why two identically sized houses quote differently.
Three: foundation type and sealing scope
Poured concrete walls are the easy case. Hollow block carries soil gas up the wall cavity and may need the top course sealed or the cavity drawn on. Stone and rubble foundations leak along their whole height and consume material.
Crawlspaces are a different job entirely — a sealed membrane over the soil with suction beneath it, sealed at the perimeter, at every seam, and around every pier. That is slow work in a low space and it prices accordingly.
Four through seven: routing, access, finish, and distance
Routing decides whether the riser takes a short exterior run or an interior chase to an attic fan. Access decides whether materials arrive by truck at the door or get carried up a flight of exterior stairs. Finish decides whether the crew works in open joist bays or has to conceal pipe through a finished lower level. Distance decides how much of the day is spent driving.
None of these change the physics. All of them change the hours, and hours are what a quote is mostly made of.

Cost drivers: common questions
Which of these can I change to lower the price?
Realistically two. Mitigating before you finish a basement rather than after removes the concealed-routing cost and lets the contractor core where the diagnostic says the point belongs. And accepting an exterior riser where appearance permits is cheaper than an interior chase. The rest — zone count, sub-slab material, foundation type — are properties of the house.
Is a fan a significant part of the price?
No. The fan is a modest share of the total; the cost is in diagnosis, coring, the excavated pit, pipe, routing labor, sealing, electrical, and verification. That is why two quotes specifying the same fan model can differ substantially and both be honest — they are pricing different amounts of work.
Does an existing passive rough-in really cut the cost that much?
It removes the most expensive infrastructure — the sub-slab tee, the riser through the building, and the roof penetration — leaving a fan, wiring, a manometer, and verification. It is usually the least expensive legitimate path to a mitigated house. It still needs a verification test, because rough-in quality varies and some perform poorly once a fan is applied.
