Average radon mitigation cost, explained

Published averages for radon mitigation typically describe a national figure across enormously different houses — a single-point system on an accessible sump and a three-zone system on a century-old fieldstone foundation are both in that average, and neither is well described by it.

The useful question is not what the average is. It is which end of the range your house sits at, and why.

What the commonly cited ranges represent

A straightforward single-suction-point sub-slab system on a poured basement with accessible sub-slab access is commonly cited in the low four figures. Systems requiring additional suction points, substantial sealing, crawlspace membrane work, or difficult routing are commonly cited higher, and multi-zone or heavily constrained jobs higher still.

Those figures are typical rather than promised. Pricing is set entirely by the independent contractors who bid your house, and it varies with local labor costs, material costs, and how competitive your market is.

What puts a house at the low end

The best case in this trade is a poured basement with an interior sump pit fed by a drain-tile loop, clean aggregate beneath the slab, an unfinished ceiling, and a rear elevation the riser can climb without argument. One suction point, short pipe run, easy fan mounting, minimal sealing.

Cheaper still: a house with a builder-installed passive rough-in, where the sub-slab tee, the riser, and the roof penetration already exist and the work is adding a fan, wiring it, and verifying.

What puts a house at the high end

Cost climbs with the number of separate soil-contact zones and with the difficulty of getting pipe from the suction point to a legal discharge. A basement plus a crawlspace plus a slab addition is three zones. A hillside house with no workable exterior route needs an interior chase and an attic fan.

Foundation type matters too. Crawlspaces require a sealed membrane, which is slow, material-heavy work. Hollow block walls may need cavity treatment or top-course sealing. Stone and rubble foundations consume sealing material at a rate poured walls do not.

Why a quote beats an average every time

Two houses on the same street routinely quote hundreds of dollars apart because one has a tile loop and the other has a slab poured on native soil. No average captures that, and no online calculator can see under your floor.

Average cost explained: common questions

Why will nobody quote me a price over the phone?

Because the two variables that drive price — how many suction points the sub-slab conditions require, and where the pipe can physically and legally run — cannot be determined without seeing the house. A firm phone price is either padded to cover the worst case or based on an assumption that may not hold, and both cost you.

Does house size determine the cost?

Less than people expect. A large house with a single well-connected slab can need one suction point; a small house with a cellar, a slab addition, and a crawlspace needs three. Soil-contact zone count and sub-slab permeability drive the number far more than square footage does.

Are there rebates or programs that reduce the cost?

Availability varies by state, county, and year, and programs come and go. State radon programs are the right place to ask, and some counties have offered test-kit or mitigation assistance at various times. Contractors working a market regularly usually know what is currently available locally — it is worth asking during the site visit.
