Radon fan replacement

The fan is the only moving part in a residential radon system, and it runs continuously — every hour of every day for years. It is also the cheapest major component and the easiest to service, provided it was mounted somewhere reachable.

Here is how to know when it has failed, what replacement involves, and the step most people skip afterward.

How to know the fan has stopped

The manometer answers this in two seconds. It is a U-shaped tube of coloured fluid mounted on the riser; when the system is pulling, the two columns sit at different heights. When they are level, the fan is not moving air.

That is the whole diagnostic. Photograph the correct position at commissioning so you have a reference, and glance at it a few times a year — a failed fan discovered in month two is very different from one discovered in year three.

What replacement involves

For an accessibly mounted fan — attic, garage, or exterior wall — replacement is a short service call. The old unit comes off the pipe couplings, the replacement goes on, the electrical reconnects, and the system is back under suction.

Cost is typically the fan itself plus a modest service call, and it is one of the least expensive things that will ever happen to your house mechanically. A fan buried behind finish work costs considerably more, which is one reason accessible mounting is worth insisting on at installation.

Choosing the replacement

The straightforward answer is the same model, or the manufacturer's current equivalent. Fans differ in the balance between airflow and static pressure they handle, and a substitution chosen on price rather than specification can leave you with a system that is quieter and less effective, or louder and no better.

If your original documentation names the model, this is trivial. If it does not, the model is usually printed on the housing. Keep the number with your house records afterward.

Retest afterward — this is the step people skip

The system was off during the swap, and the replacement may not be identical to the original. A short-term test on the lowest lived-in level, under closed-building conditions, confirms the system returned to the performance the original verification documented.

File that result with the original post-mitigation number. Over the life of the house, that small stack of measurements is what tells a future buyer the system has been maintained rather than merely installed.

How often will I need to replace the fan?

Manufacturers publish expected service life and it is measured in years rather than decades of continuous running. Real-world duration varies with the model, the mounting location, and how hard the fan works against the sub-slab. Most homeowners will replace one at least once during a long tenure in the house.

Can I replace the fan myself?

Mechanically it is a simple swap, but there are two real considerations: the electrical connection and matching the specification. Some jurisdictions require licensed electrical work, and choosing a fan by price rather than by pressure and flow characteristics can undermine the design. If you do it yourself, retest afterward — that step is not optional either way.

The fan is noisy but the manometer still shows suction. Is it failing?

Increasing noise sometimes precedes failure as bearings wear, so it is worth noting when it started. It can also indicate a blockage, water collecting in a sagging pipe run, or a loose mount transmitting vibration into framing.
