How long a radon mitigation system lasts

A radon mitigation system has one moving part. Everything else — the cored suction point, the excavated plenum, the pipe, the sealing — is essentially permanent building work that will outlast most of the rest of the house.

The fan is the component with a service life, and understanding the difference makes the ownership question much simpler.

What is permanent

The suction point, the pit beneath it, the pipe run, the roof or wall penetration, and the sealing work do not wear out in any practical sense. Barring physical damage or a renovation that cuts the run, they will still be doing their job decades from now.

This is why the installation quality question matters so much: you are buying a permanent piece of infrastructure on the day of the install, and the decisions made that morning are the decisions you keep.

What wears out

The fan runs continuously — around the clock, every day — and its service life is measured in years rather than decades. Manufacturers publish expected durations, and real-world experience varies with the fan, the mounting location, and how hard it works against the sub-slab.

Replacement is straightforward when the fan is mounted accessibly: same model or an equivalent, an hour of work, and a retest afterward to confirm the system returned to its previous performance. It is one of the cheapest components in the system and one of the easiest to service.

What changes performance without breaking anything

A system that worked perfectly can drift because the house changed rather than because the system failed. Finishing a basement alters the air balance and the floor openings. A new high-efficiency furnace or water heater changes how the house draws air. New windows tighten it. A foundation repair or a new drainage channel can open a path the system was never designed to cover.

None of those are failures. They are reasons to retest, which is why a two-year retest interval and a retest after any significant change is the standard advice.

Planning for the long term

Keep four things in a folder: the written scope, the warranty, the post-mitigation verification number, and the fan model with its installation date. Those four documents answer nearly every question that will come up over the life of the system — including from a buyer years from now.

Photograph the manometer at commissioning too. When you glance at it in five years, you will want to know what correct looked like.

How long systems last: common questions

Does the system need annual servicing?

No. There is no filter to change, no lubrication, and no annual inspection requirement in ordinary residential use. The maintenance regime is glancing at the manometer occasionally and retesting every couple of years. Anyone selling an annual service contract for a residential mitigation system is selling something the system does not need.

If I replace the fan, do I need to retest?

Yes, and it is inexpensive. A replacement fan may not be identical to the original, and the system has been off during the swap. A short-term test afterward confirms the system returned to the performance the original verification documented. Keep that result with the rest of the file.

Does a mitigation system affect my home sale years later?

It usually helps, provided you have the paperwork. A documented system with a verification number and a recent retest answers the radon question before a buyer asks it. An undocumented system raises more questions than it settles, which is why the folder matters as much as the hardware.
