Annual system inspection

An installed radon system needs very little, but the little it needs is invisible if nobody looks. This is a ten-minute walk-through once a year.

Everything here is safe for a homeowner. Fan, roof, and electrical work is not on this list, deliberately.

The gauge and the fan

  1. Check the manometer columns are offset, and compare to your commissioning note — hard to reverse later

    Level columns mean no suction. Drift from the baseline means something has changed.

  2. Listen at the fan for a steady low hum — hard to reverse later

    Silence from a fan that used to be audible is the simplest diagnosis available.

  3. Note any change in noise character since last year

    Grinding or a rising whine is bearing wear and precedes failure.

  4. Confirm the dedicated breaker is on

    A tripped circuit stops the system silently and costs nothing to check.

Outside

  1. Look at the discharge point for debris, nesting, or damage

    A blocked discharge changes performance without any indoor symptom.

  2. Check exterior pipe supports and any exposed run

    Weather and impact damage happen, and a separated joint loses the whole system.

  3. In winter, check for ice at the discharge

    Seasonal blockage is a real failure mode in cold climates.

Inside

  1. Walk the visible pipe run for damage or modification — hard to reverse later

    Renovation is the most common cause of an altered system.

  2. Confirm the sump lid is still sealed if you have one — hard to reverse later

    Sump or drainage service frequently leaves the lid unsealed afterwards.

  3. Check visible sealing at the floor-wall joint and penetrations

    Sealant shrinks and cracks as a slab moves, and an open joint is a path the fan has to fight.

  4. If you have a crawl space, inspect the membrane for tears

    Storage and trades access are the usual causes.

Records and cadence

  1. Confirm you can still find the four documents from installation — hard to reverse later

    Credential number, scope, verification report, warranty. Lost paperwork turns a documented repair into an open question at resale.

  2. Note anything done to the house this year that belongs on the retest list — hard to reverse later

    Basement finishing, HVAC replacement, drain tile, air sealing, foundation work.

  3. Retest if it has been two years, or if anything on that list happened — hard to reverse later

    The gauge does not report the concentration in the room. Only a test does.

What this checklist does not cover

A checklist that pretends to be complete is worse than one that states its edges. These are the things deliberately left out, each with somewhere better to go:

  • This is a homeowner walk-through. It is not a professional system inspection and does not substitute for one.
  • It never asks you to open a fan, touch wiring, or go on a roof. Those are hazards and, in states that credential radon work, credentialed activities.
  • It cannot detect a suction field that has stopped covering part of the slab. That needs instruments.

Every decision resource on this platform states its own boundaries. This is not a disclaimer — it is the part of this checklist you should read before relying on it.
