Radon-test false positives and what can invalidate a result
When a radon result comes back high, the first instinct is often to question the test. That instinct is sometimes right, and knowing which failures are real saves both an unnecessary mitigation and an unnecessary argument.
The important distinction is between a false positive and an invalid test. Devices reporting a concentration that was not there is rare. Tests run under the wrong conditions, in the wrong place, or for the wrong duration are common — and they produce numbers that are genuinely wrong without the device having malfunctioned at all.
The things that actually invalidate a test
Closed-building conditions are the biggest single cause. A short-term test requires exterior windows and doors kept closed except for normal entry and exit, for twelve hours before the device starts and throughout the measurement, with whole-house fans and window air conditioners off. A window opened by another member of the household during a real-estate test is the classic invalidation.
Placement is second. The device belongs on the lowest lived-in level, at least twenty inches above the floor, several feet in from exterior walls, and away from vents, fireplaces, drafts, direct sun, and the sump. Kitchens, bathrooms, laundry rooms, and crawl spaces are excluded because humidity and airflow there describe the room rather than the house.
Then duration and handling: a test cut short, a kit left out past its shelf life, a device not sealed and posted promptly after exposure, or one that spent time in a hot vehicle. And interference, which is rarer but real — a device deliberately disturbed during a transaction test, which is why continuous monitors that log hourly data and detect movement are preferred in that context.

What is not a false positive
A high number in an unfinished basement is not a false positive. It is the lowest lived-in level convention doing exactly what it is designed to do, and the fact that you do not spend evenings there changes the exposure calculation rather than the validity of the measurement.
A number that is higher in winter than in summer is not a false positive either. Heating-season stack effect genuinely draws more soil gas indoors, and both readings are true statements about different conditions.
A result higher than a neighbour's is not evidence of an error. Sub-slab conditions, slab penetrations, and pressure balance all vary house to house, and identical homes on the same street routinely land on opposite sides of the action level.
And a result on a new house is not a false positive. Recent construction changes nothing about the ground beneath the slab, and a tight modern envelope can strengthen the very pressure difference that draws gas in.
Device types and what they are good for
Charcoal and alpha-track kits are inexpensive, passive, and reported by a lab as an average over the exposure period. They are entirely adequate for a homeowner establishing a baseline. Their weakness in a transaction is that they cannot show whether conditions held during the test.
Continuous radon monitors log hourly, which produces both an average and a picture of what happened. Many detect tampering or movement. That is why they are the standard instrument for real-estate measurements, where two parties with opposing interests both need to trust the result.
A consumer plug-in monitor is useful for watching trends over time in your own home. It is generally not the instrument to use for a transaction decision or for post-mitigation verification, where a laboratory-analysed or professionally deployed measurement carries the weight.
When two tests disagree
Compare the conditions before you compare the numbers. Different floor, different room, different duration, different season, different device type, different closed-building compliance — any one of these explains a large gap without either test being defective.
A short-term result and a long-term result disagreeing is expected rather than suspicious. The first is a snapshot under controlled conditions; the second is an annual average. Both are legitimate answers to different questions.
Where both tests were properly run and still disagree meaningfully, a third short-term measurement on the lowest lived-in level is the cheapest tie-breaker available, and it is the standard way this gets resolved in a transaction.
How to run a test that nobody can challenge
Write down what you did. The device type and its identifier, the exact location including floor and distance from walls, the start and end times, confirmation that closed-building conditions were held, and any weather worth noting. That single page is what makes a result defensible.
In a transaction, use a professional measurement or a continuous monitor placed by a certified measurement professional. It costs more than a kit and it removes almost every avenue for the other side to question the outcome, which is worth considerably more than the difference.
Reading your result
One short-term test is a snapshot of one set of conditions, not a fixed property of the house. Readings move with the season, the weather, and how the house was operated during the measurement — which is why the bands below describe what to do next rather than what the house is.

Why one result is not the whole story: the measurement reflects the floor it was taken on, the conditions during the test, and the season. A winter reading under closed-building conditions is closer to your realistic upper end; a mild-weather reading is closer to your lower end. If your number sits near a band boundary, a second measurement is cheaper than the decision it informs.
False positives: common questions
Can a radon detector simply be wrong?
Device failure is uncommon, and laboratory-analysed kits include quality control. The far more likely explanations for a surprising result are conditions, placement, duration, or handling — which produce a genuinely incorrect number without the device having malfunctioned.
Does high humidity cause a false reading?
Very high humidity can affect some charcoal-based devices, which is part of why bathrooms, laundry rooms, and damp crawl spaces are excluded from valid placement. Placed correctly, ordinary household humidity is not a source of error.
Someone opened a window during our test. Is the result useless?
Treat it as invalid rather than useless — and note that ventilation usually pushes a reading down, not up. If a compromised test still came back high, the real number may well be higher. Re-run it properly rather than drawing conclusions either way.
The seller's test was low and ours was high. Who is right?
Possibly both, under different conditions. Compare placement, duration, device type, season, and closed-building compliance first. If both were properly conducted, a third short-term test on the lowest lived-in level is the accepted tie-breaker.
Can a radon test be tampered with?
A passive kit can be moved or covered, which is exactly why transaction testing favours continuous monitors that log hourly data and flag disturbance. If tampering is a live concern, that is the instrument to ask for.
Do we need a professional to run the test?
For your own information, a properly used kit is fine. For a real-estate transaction or for post-mitigation verification, a professional measurement carries more weight and is harder to dispute — and in states with certification requirements, professional measurement is a credentialed activity.
