Continuous radon monitors: what they add, and where they do not belong

Radon measurement has bifurcated. Passive devices — charcoal and alpha-track — report an average to a laboratory and cost very little. Continuous monitors log hourly and produce a chart. Consumer plug-in monitors have made continuous measurement a household purchase rather than a professional instrument.

The useful distinction is not "better" and "worse". It is which question each device answers, and which decisions each one can carry.

What the hourly log actually proves

A passive kit reports an average. If that average is disputed, there is nothing behind it — no way to show whether a window was open on the second night, whether the device was moved, or whether a storm front passed through mid-test.

A continuous monitor produces the record. It shows the concentration hour by hour, and many instruments log temperature, humidity, barometric pressure, and physical disturbance alongside it. That is why real-estate measurement moved toward them: two parties with opposing interests both need to trust the number, and a chart is harder to argue with than a figure on a lab report.

It is worth being precise about what this does not mean. The hourly graph is not a second result. Read the average against the action level, and use the log to judge whether the conditions during the test were valid.

Where consumer monitors earn their place

A plug-in monitor in the living space is genuinely useful for something the professional instruments are rarely used for: watching your own house over time. Seasonal swing, the effect of finishing a basement, whether a mitigation system has quietly stopped performing — these are trend questions, and a device sitting there for a year answers them better than two short-term tests years apart.

They also change the relationship with a mitigation system. A homeowner with a monitor in the family room notices a fan failure in days rather than at the next biennial test, which is a real safety improvement over a manometer that only reports pressure in a pipe.

Where they do not belong

Three decisions still call for a laboratory-analysed or professionally deployed measurement: a real-estate transaction, post-mitigation verification, and any situation where the number may be challenged by someone with a stake in it.

The reason is not instrument quality. It is chain of custody and protocol — who placed the device, where, under what documented conditions, and whether the result is reported by a party with no financial interest. A consumer monitor sitting on a shelf satisfies none of that, however accurate it is.

Newly purchased consumer devices also warrant a settling period before their readings are treated as meaningful, and manufacturers publish their own guidance on that. Treat the first days as calibration rather than data.

What has not changed

The protocol did not change because the instruments did. Closed-building conditions, the twelve-hour pre-test period, lowest-lived-in-level placement, twenty inches above the floor, away from exterior walls, vents, drafts, and the sump — all of it applies to a continuous monitor exactly as it applies to a charcoal kit.

A continuous monitor placed badly produces a beautifully documented wrong answer. The log will faithfully record that you measured the wrong place under the wrong conditions.

What would change this page

Can we use our plug-in monitor for the home sale test?

Generally no. Transaction testing needs documented placement, documented conditions, and a result reported by a party without a financial interest — a professionally deployed continuous monitor or a laboratory-analysed kit. Your own monitor is useful context, not a negotiating instrument.

Our monitor reads differently from the lab kit. Which is right?

Compare placement, duration, and conditions first, because those explain most gaps. Devices also differ in averaging period, and a monitor showing a rolling seven-day average will not match a two-day lab result taken during different weather. Neither is necessarily wrong.

Is a continuous monitor worth it for post-mitigation verification?

It is a common professional choice for exactly the reason it suits transactions: the log shows the system running and the conditions holding. What matters is that the verification is performed under closed-building conditions after at least twenty-four hours of continuous operation, in the same location as the original test.

How long should a consumer monitor run before we trust it?

Follow the manufacturer’s guidance on the initial settling period, and then think in weeks rather than hours. The value of a resident monitor is the trend, and a single day of readings tells you about that day.
