The methodology, the field schema, and the release threshold below are published before any data exists. That is deliberate: definitions fixed in advance cannot later be adjusted to produce a more interesting result, and a reader can see exactly what we have and have not measured.
First release at 300 observations.
Why we do not publish an estimate in the meantime
Who pays for radon mitigation is the highest-stakes question a homeowner brings to this site, and a fabricated distribution would directly influence how much money someone asked for. The platform’s position — that there is no universal rule and that contract language, local practice, and leverage decide it — is the honest answer until real observations exist.
How an observation is captured
- Voluntary post-transaction reports from homeowners who used this platform during a sale, collected after closing so nothing influences a live negotiation.
- The reporting party is recorded, because buyers and sellers describe the same transaction differently and the asymmetry matters to interpretation.
- Outcomes are coded against the published negotiation outcome taxonomy, which was fixed before collection began.

The question this answers
When radon appears in a residential transaction, how often does each outcome actually occur?
How a row comes to exist
- Rows will be post-closing homeowner reports coded against the four published outcomes.
- The taxonomy was published before collection, so outcomes cannot be redefined to fit the data.
Inclusion and exclusion
- Residential transactions in states this platform serves where an elevated result entered the negotiation.
- Transactions governed by a lender or programme requirement are recorded separately, because that requirement rather than negotiation determined the outcome.
What this dataset cannot tell you
- Zero observations are held today. The taxonomy dataset describes the outcomes; it makes no claim about their frequency, and neither does this platform.
- When published, the sample will be self-selected homeowners who used this platform, which is not the national transaction population.
- Buyer and seller reports of the same transaction may differ. Any release will report by reporting party rather than merging them.
