Nobody wrote down the conditions
“We ran the test but did not note anything about how.”
An unrecorded test is not an invalid test. It is a test whose conditions cannot be demonstrated, and the difference matters mainly when someone else is asking.
For a homeowner deciding for themselves, this is a mild problem. Inside a transaction it is the problem, because the other side is entitled to ask and there is no answer.
Why this matters
What it changes about the decision in front of you.
- Conditions are what make two results comparable, and a repeat cannot be matched to an undocumented original.
- A buyer, seller, or lender assessing the result has nothing to assess beyond the number itself.
What it could influence
Where the effect is likely to show, and in which direction where that is knowable.
- Nothing about the physical measurement — the effect is entirely on what the result can be used to argue.
- A future retest cannot be set up to match, so the two figures will differ for reasons nobody can separate.
What this does not settle
What still stands. Noticing a problem is not the same as losing the evidence.
- The reading is a real measurement of a real building and remains useful for the household own decision.
- Conditions may well have been fine; unrecorded is not the same as non-compliant.
- It does not mean the test has to be repeated — that depends entirely on what the result is being used for.
What a professional is likely to ask
Worth having answers ready. None of these is a test you can fail.
- What the household can reconstruct now, honestly, about the test period.
- What the result is intended to support, since that determines whether documentation matters.
- Whether a documented repeat is worth the cost in this situation.
What you can check yourself
Things you can establish today, without anyone visiting.
- Whatever the report itself records, which often includes more than people expect.
- What the household genuinely remembers, as distinct from what it assumes.
What genuinely needs somebody on site
Where this platform stops. These are not questions a website can answer about your house.
- Nothing. This is a documentation question, not a building one.
Categories a next step could fall into
Unordered, and none of them is a recommendation. Which applies depends on things this page does not know about your situation.
