Our house was rebuilt after the tornado. Should it already be radon-resistant?
Possibly, in part. Radon-resistant new construction typically means a passive vent pipe from the sub-slab gravel to the roof, which reduces levels but does not guarantee a result below 4 pCi/L. Test the finished house; if it reads elevated, converting the passive pipe to an active system with a fan is usually a modest job.
What is the difference between passive and active?
A passive system relies on natural stack effect — warm air rising in the pipe — and helps modestly. An active system adds a continuously running in-line fan that decisively out-pulls the house’s own suction on the soil. When a passive-equipped home tests high, adding the fan is what makes the physics work.
How do we verify the system actually worked?
Two ways, and both belong in your scope of work. The manometer on the pipe shows the fan is maintaining suction day to day. A post-mitigation radon test — run under closed-house conditions after startup — proves the indoor number actually dropped. Retest every couple of years afterward, as EPA recommends for any home.
